Once upon a time in a land called "Lots" there was a great opportunity for more. Thus, the idea of the "Alchemilla" was born. From Arabic, meaning "little magical place", enchanting folklore proclaimed that the dew drops collected on this perennial plant's leaves, were a crucial ingredient in the constant struggle to turn common metal into gold. This perennial flowering plant has inspired the transformation of a vacant lot into six individual, thoughtful and high quality condominiums. The six homes could be considered the reversal of conversion in urban terms. Each individual unit combines with its neighbors to form a cohesive and whole Victorian mansion, not unlike the neighborhood or a turn of the century garden. Special attention has been paid to the neighboring context by appropriate design and material selection. Individual front entrances define ownership but become subservient to the building as a whole, letting the Alchemilla speak with one voice.
Sonja Roberts is spearheading this development for the Hatch Development Group and Jeffrey Morgan Architecture Studio will be the architects for this project. Sonja and Jack responded to a City of Des Moines RFP and competitively won the right to develop a "new style" urban row house design. These six condominiums will be sold between $331,000 to $367,000. We chose Steve Dallenbach Construction to build the Alchemilla mansion with is presently under construction with expected completion date for the first unit on December 15, 2006 and the remaining units available during the winter 2007.
We only have three units left. They are the Lillium ($331,000), Artimisia ($357,000) and the Thymus ($345,000). The arrangements are rather easy. If you like a home and want to reserve it for 30 days, all we need is a $500 reservation fee; followed by a $10,000 down payment when you sign the purchase agreement at the end of the 30 day reservation period.
